I played a round at Shadow Lakes Golf Club last week, and I've shown homes here recently. Walking the fairways and the streets in the same stretch of days reminded me why this pocket of Brentwood has held its appeal for more than two decades. A golf-course neighborhood with real history

This is where local knowledge earns its keep. Shadow Lakes isn't one cookie-cutter tract — it's several, and the builder behind a home tells you a lot about its size, style, and even whether it carries an HOA.
- Lee Hancock homes came first, built along the lower part of East Country Club Drive. They're unique, with various multi-level floor plans that can feel almost custom. They're a little quirky in the best way — and notably, they're not subject to the HOA.
- Brookfield built the biggest and nicest homes in Shadow Lakes, with the largest plans running roughly 3,700–3,800 square feet. Down along Lakeview Drive you'll find golf-course lots with some of the best Mount Diablo views in the neighborhood.
- Lennar built the homes on the west side — smaller plans on smaller lots, which is a big part of what gives Shadow Lakes its price range and variety.
Both the Lennar and Brookfield homes fall under the HOA; the Lee Hancock homes don't. If avoiding an HOA is a priority for you, that distinction alone can shape your whole search — and it's exactly the kind of thing you want an agent who knows the streets to flag early.

As far as I've seen, it mainly enforces neighborhood rules and funds a security patrol that drives the streets — light-touch oversight that keeps the community looking consistent and cared-for. Compared to the heavier dues you'll find in many gated and 55+ communities around Brentwood, this is about as easy as it gets. In my experience, a small HOA like this one protects your home's value more than it costs you. And if you'd rather have none at all, the Lee Hancock homes give you that option inside the same neighborhood.
